William "Billie" Bott and his wife Frances "Fannie" O'Connor Farley Bott moved into 1070 Broadview Avenue in September of 1916. The architect was Carl Mounjoy of Columbus, Ohio. The house is a combination of both Tudor and Arts and Crafts styles. Mr. Bott was extremely progressive in the planning and building of his home and the current owners have made major capital improvements to the property keeping the integrity and historic nature of this timeless home.
As you enter the vestibule you will notice beautiful woodwork and transom windows. These are original to the house . The heavily embossed wallpaper, known as incrusta, is also original to the home. The large dining room and living room have beautiful fireplaces, original woodwork, and window seats. Sun can fill these rooms with light, streaming from the abundance of windows ( all of which have recently been replaced to match the original windows) The center hall floorplan on the first level enhances the traffic flow allowing for easy entertaining in these grand rooms. A note of interest: the original owner had the dining room table, six chairs and two sideboards designed and built specifically for the home. As has been tradition with each sale of the house, the furniture will remain and be passed to the new owners. The bright and cheerful kitchen/breakfast room have many original components including the built in refrigeration doors. The current owners have updated the kitchen by adding additional cabinetry, subway tile back splash, under counter lights, two stainless steel Kitchen Aid side-by side stoves and new Whirlpool Gold stainless steel refrigerator.
The lower level is one of surprise and function! In 2006 the basement was remodeled and a bar, like no other, was built! Imagine the fun and laughter in this charming room. The lower level is complete with bath, office, wood shop, mechanical and exercise room. The rear entry, basement, door is a walk-up to the exterior back yard patio and entertaining areas. A 34 x 17 foot brick patio in the rear of the home provides wonderful space for gatherings with family and friends. The expansive front porch invites one to lounge with a good book; yet is large enough to house a dinner party. A new Bose entertainment system allows for music to be piped both inside and outside spaces.
On the second floor you will find a large master suite with a full walk-in closet, plus two additional closets and laundry facility. Additionally, there are two charming guest rooms, a full bath and an inviting and sun-filled sitting room, overlooking the rear patio. All of the wood floors on the first, second and third floors have been stripped, sanded and re-finished with matte sealer.
The third floor has two additional guest rooms, each with a built in window seat and fireplace. A full bath w/tub and new ceramic tile flooring is located between the two guest rooms. A finished, closed storage area is also on the third floor.
Do not miss this immaculate garage! New "judges panel" on all walls and ceiling, built in shelving in the rear of the garage. A new broom closet and new stairs leading from the garage to the back hallway door were added in 2010.
